General Submission Checklist
The following is a list of items required to process your commercial loan. The more information provided, the faster C.A. Bancorp Realty Finance can react to your loan request.
Deal Summary
Brief description of the prospective loan request, including:
- Type of loan requested,
- Purpose of financing,
- Desired loan amount,
- Desired pricing,
- Collateral available for loan,
- Sources and uses of funds,
- Timing requirements.
Property Information
- Estimated market value of the property,
- Location of the property,
- Complete physical description of the property,
- Square footage (net and gross),
- Leases,
- Photographs of the property.
Summary of Operations
Three (3) year historical operating statements including:
- Annual revenues,
- Property taxes,
- Insurance,
- Utilities,
- Management fees,
- Maintenance and repairs.
Current Rent Roll including:
- Breakdown of unit types (residential/commercial),
- Tenant names,
- Unit numbers,
- Square foot leased,
- Square feet vacant,
- Base rent and description of any pass-through expenses absorbed by tenant,
- Lease escalations and expirations.
Borrower/Principal Information
- Description of borrowing entity,
- Organizational chart,
- Background of the borrower(s)/developer(s)/manager(s),
- Real estate experience (current projects/completed projects),
- Personal net worth statements for the principal(s),
- Resumes of principal(s),
- Credit bureau reports,
- Past three (3) year financial statements including description of real estate holdings.
Exit Strategy
Proposed debt repayment and detailed explanation of proposed refinancing sources.
Supporting Documentation
- Third party reports:
- Include existing appraisal, environmental and engineering reports.
- If acquisition:
- Provide copy of fully executed contract of sale.
- If refinancing:
- Provide summary of current financing, price originally paid for property and date of purchase.
- If subordinate loan request:
- Provide copy of first mortgage loan offer/commitment.
- If construction loan request:
- Provide detailed construction budget including site acquisition, hard and soft costs, approved building plans, zoning analysis, timeline showing key points from beginning to completion of project.
